Real estate results for the 2017 year for the entire North Lake Tahoe - Truckee Region.

North Lake Tahoe - Truckee Region Homes Sold Market Report – 1/1/2017 through 12/31/2017:
  • Sold Sales: The entire North Lake Tahoe - Truckee region had 1,332 single family homes sold for the 01/01 through 12/31/2017 period.  
    • Transaction volume increase of +5.7% over 2016.
  • Average Median Sales Price:  The North Lake Tahoe - Truckee region single family home sales price increased with the average median homes sales price of $648,500.  
  • Percent (%) List to Sold Price Ratio: The list to sold price ratio was 99.7% for 2017.  
  • Days on Market (DOM):  The median average Days on Market (DOM) has dropped from 96 DOM in 2016 to 84 DOM in 2017.
  • Cash Sale Transactions: The number of cash sale transactions for the North Lake Tahoe - Truckee region remained steady at 28%, which is a little more than 1 out of every 4 home sold in the region was a cash sale.
  • Distress Sales: Distress sellers (Bank Foreclosures- Real Estate Owned (REO’s), Short Sales and/or Court Approval Sales) decreased to 1.9%of all homes sold in 2017. In real numbers this means 26 homes sold out of the 1,332 homes sold in 2017 was a distressed sale.
    • As a reference point a normal range for distressed sale is 1-5% of transactions falling into the distressed sales category.
  • Active Homes for Sale: There were 225 Active– available homes for sale in the North Lake Tahoe - Truckee region area as of 01/05/2017. They ranged in price from $225,000 to $29.5 million.
    • The current inventory levels for the North Lake Tahoe - Truckee area are extremely limited. 
    • There are two (2) distressed sales  - 1 court approval sale and 1 REO Bank Foreclosure listings.
  • Pending Home Sales:There are seventy-three (73) pending home sales in the North Lake Tahoe - Truckee Region as of 01/05/2017.
