Condo|Townhome Market Report – 2017 Year End

North Lake Tahoe - Truckee Region Condo|Townhome Sold Market Report – 1/1/2017 through 12/31/2017:

  • Sold Sales: The entire North Lake Tahoe - Truckee region had 432 Condos|Townhomes sold for the 01/01 through 12/31/2017 period.  
    • The transaction volume increase of 13.4% over 2016.
  • Average Median Sales Price: The North Lake Tahoe - Truckee region Condos|Townhomes sales price increased with the average median homes sales price of $422,500.
  • Percent (%) List to Sold Price Ratio:  The list to sold price ratio was 97.9% for 2017.
  • Days on Market (DOM): The median average Days on Market (DOM) has dropped from 117 DOM in 2016 to 101 DOM in 2017.
  • Cash Sale Transactions: The number of cash sale transactions for the North Lake Tahoe - Truckee region remained dropped to 42%, which is a little more than 4 out of every 10 Condos|Townhomes sold in the region was a cash sale.
  • Distress Sales: Distress sellers (Bank Foreclosures- Real Estate Owned (REO’s), Short Sales and/or Court Approval Sales) was  almost unchanged at 0.9% of all Condos|Townhomes sold in 2017. In real numbers this means four (4) Condos|Townhomes sold out of the 432 Condos|Townhomes sold in 2017 was a distressed sale.
    • As a reference point a normal range for distressed sale is 1-5% of transactions falling into the distressed sales category.
  • Active Condos|Townhomes for Sale: There were 142 Active– available Condos |Townhomes for sale in the North Lake Tahoe - Truckee region area as of 01/05/2017. They ranged in price from $175,000 to $5.3 million.
    • The current inventory levels for the North Lake Tahoe - Truckee area are extremely limited.
    • There are two (2) distressed sales - 2 Short Sale listings.
  • Pending Condo Sales:  There are twenty-eight (28) pending Condo|Townhome sales in the North Lake Tahoe - Truckee Region as of 01/05/2017.
