Dollar Point Homes for Sale Market Report – 01/01 - 10/31/2017

Here is the Dollar Point homes for sale Market Report for the January 1, 2017 through October 31, 2017 time period.

Dollar Point Homes Sold Market Report – 1/1 - 10/31/2017:

Sold Sales: The Dollar Point area has had seventeen (17) single family homes sold for the 01/01 - 10/31/2017 period.

The Dollar Point single family home median homes sales price is at $935,000 for 2017*, but did not have any lakefront sales, which most likely is why the average median home sales price is lower this year.

Note:  Use caution when only a small number of homes are sold in a neighborhood.  Check out the regional market trends.

The Dollar Point area has had one (1) bank foreclosure sale, which means the Dollar Point market is back to being a normal market.

The median average days on market has dropped dramatically from 188 DOM in 2016 to only 35 DOM in 2017*.

Cash Sale Transactions: The number of cash sale transactions for the Dollar Point neighborhood remains high at 53%, which is 1 out of every 2 homes sold in the Dollar Point area was a cash transaction.   This is well above the regional average at 28% cash transactions.

Distress Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) was at 1 transaction, or 6% of all homes sold in 2017* in Dollar Point were distressed.  

The normal range for a market of 1-5% of sales falling into the distressed sales category.  This is the first year in over four years for the Dollar Point neighborhood to have a distressed sale like short sales, REO/Bank Foreclosures, and/or court approval sales.

Active Homes for Sale: There are seven (7) Active– available homes for sale in the Dollar Point area as of 11/17/2017. The listed price range was $1,250,000 to $4.35 million.  There is one (1) Dollar Point lakefront property for sale as of 11/17/2017

The current inventory levels for the Dollar Point area is extremely limited. The are no (0) distressed homes listed for sale - no short sales, not REO (Bank Foreclosures), or court approval sales.

Pending Home Sales:There is one (1) pending home sales in the Dollar Point subdivision as of 11/17/2017 listed at $1,199,000 and it is not a distressed sale.
