Dollar Point Homes for Sale Market Report – 01/01/2017 - 12/31/2017

  • Sold Sales: The Dollar Point area had eighteen (18) single family homes sold for the 01/01/2017 - 12/31/2017 period.
    • The transaction volume for 2017 was down 23% over 2016 levels.  
  • Average Median Sales Price:  The Dollar Point single family home median homes sales price is at $937,500 and an average sales price of $1,052,444 for 2017.   
  • Percent List to Sale Ratio:  The List to Sales Price Ratio for the Dollar Point area was 96.5% for 2017.
  • Days on Market (DOM):  The median average days on the Multiple Listing Service (MLS) market was down to only 34 DOM, or a drop of 69% from the 110 DOM in 2016.  
    • This significant drop in marketing time is a reflection of how low the available homes for sale in the Dollar Point area is for Buyers. 
  • Cash Sale Transactions: The number of cash sale transactions for the Dollar Point neighborhood remains high at 50% for 2017.  
    • In real numbers this means 1 out of every 2 homes sold in the Dollar Point area was a cash transaction.
    • This is well above the North Lake Tahoe - Truckee Regional average of 28.5% cash transaction level.
  • Distressed Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales) was 5.5% of all homes sold in 2017* in Dollar Point were distressed.  
    • This is the first year in over four years that the Dollar Point neighborhood has had a distressed sale like a Short Sale | REO/Bank Foreclosure| Court Approval.  
    • In real numbers this means 1 home sold out of the 18 homes sold in Dollar Point was a distressed sale.
    • As a point of reference, a normal range for a market of 1-5% of sales falling into the distressed sales category.
