Dollar Point Homes for Sale Market Report – Year End 2016

It’s that time of year to review how the Dollar Point neighborhood of Tahoe City, California real estate market has performed for the year 2016.

Here is the Dollar Point homes for sale Market Report for the January 1, 2016 through December 31, 2016 time period.

Dollar Point Homes Sold Market Report – Year End 2016:

Sold Sales: The Dollar Point area had 23 single family homes sold for the 2016 year. The Dollar Point single family home median homes sales price increased to $1,020,000 for 2016, but did not have any lakefront sales.

The Dollar Point area did not have any bank foreclosure sales, short sales, or court approval sales, which means the Dollar Point market is back to being a normal market with limited, to no distressed sales.

The median average days on market was longer at 188 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Dollar Point neighborhood for 2016 was 43%, which is 4 out of every 10 homes sold in the Dollar Point area was a cash buyer. 

Distress Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) remained at 0%of all homes sold in 2016, were distressed.  

The normal range for a market of 1-5% of sales falling into the distressed sales category, and is the fourth year in a row for the Dollar Point neighborhood to avoid distress sales like short sales, REO/Bank Foreclosures, and court approval sales, which is good news for sellers, but bad news for buyers who are still looking for a deal.

Active Homes for Sale: There are two (2) Active– available homes for sale in the Dollar Point area as of 02/26/2017. The listed price range was $1,300,000 to $2,950.  There were no Dollar Point lakefront properties listed for sale as of 02/27/2017

The current inventory levels for the Dollar Point area is extremely limited. The are no (0) distressed homes listed for sale - no short sales, not REO (Bank Foreclosures), or court approval sales.

Pending Home Sales:There is one (1) pending home sales in the Dollar Point subdivision as of 02-26-2017.  It is not a distressed sale.

Short Sales = Owner does not have the money to pay off all of the debt and asks the debt holders to take less back in order to close the sale.
