Chamberlands Homes for Sale Sold Market Report – 01/01 - 10/31/2017:

Sold Sales: Chamberlands (Chambers Landing Area) has had eleven (11) single family homes sold between 01/01/2016 through 10/31/2017.

Chamberlands single family home sales price had an average median homes sales price of $616,000 and an average sales price of $622,636. 
 
Note:  Use caution when only a handful of homes are sold in a neighborhood.  Market trends for a neighborhood should follow over-all North Lake Tahoe -Truckee Regional trends. 

The median average days on the Multiple Listing Service (MLS) market was down significantly at 61 DOM, down from 246 DOM in early 2016.  

Cash Sale Transactions:
The number of cash sale transactions for the Chamberlands (Chambers Landing Area) area has dropped to 18%, which is well below the Tahoe- Truckee Regional average of 28% for 2017. In Chamberlands for 2017 almost 1 out of every 5 homes sold was a cash transaction.

Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained stable with 0% of all homes sold in 2017 being distressed.

Active Homes for Sale:
There are only two (2) Active Homes for sale in the Chamberlands (also often referred to as the "Chambers Landing Area") as of 11/17/2017.
 
They ranged in price from $925,000 to $1.875 million, with an average median asking listed sales price of $1,400,000.
 
The current inventory levels for the Chamberlands (Chambers Landing Area) area is extremely limited. Of the two (2) homes offered for sale, there are none (Zero - 0) short sales, and no (Zero - 0) REO (Bank Foreclosure) listings, or 0% of the current listings are distressed, which is reflective of normal market conditions.
 
Pending Home Sales: There are no zero (0) pending home sales in the Chamberlands area. There are zero (0) short sales, and no (Zero -0) REO/Bank Foreclosures.
