Rubicon Bay Homes Sold Market Report – Year End 2015:

Sold Sales: Rubicon Bay area had eleven (11) single family homes sold in 2015. Five (5) sales were a lakefront properties.

Rubicon Bay single family home sales price increased with an average median homes sales price of $1,250,000 and an average sales price of $2,214,545.

I urge using extreme caution when reviewing sale numbers that are very small in number. Eleven sales in a neighborhood with five lakefront sales can skew percentages both up and down when comparing to the prior year. Look at the over-all Lake Tahoe market trends and data for a bigger data group.
 
The median average days on the Multiple Listing Service (MLS) market was 130 DOM.

Cash Sale Transactions:
The number of cash sale transactions for the Rubicon Bay area was 64%, which was more than double the regional Truckee Regional average of 31.5% for 2015. In Rubicon Bay for 2015 more than 1 out of every 2 home sold was a cash buyer.

Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained stable with 0% of all homes sold in 2015 being distressed.

Active Homes for Sale:
There are only six (6) Active – available homes for sale in the Rubicon Bay area as of 04/24/2016. .They ranged in price from $525,000 to $3.9 million, with an average median asking sales price of $1,245,000.
 
The current inventory levels for the Rubicon Bay area are extremely limited. Of the six (6) homes offered for sale, there are none (Zero - 0) short sales, and no (Zero - 0) REO (Bank Foreclosure) listings, or 0% of the current listings are distressed, which is reflective of normal market conditions.
