Meeks Bay Homes Sold Market Report – Year End 2015:

Sold Sales:  Meeks Bay  area had four (4) single family homes sold in 2015.  One sale was a lakefront properties.

Meeks Bay single family home sales price increased +420% with an average median homes sales price of $947,500 and an average sales price of $1,301,250. 

I urge using extreme caution when reviewing sale numbers that are very small in number. Four sales in a neighborhood will skew percentages both up and down when comparing to the prior year.  Look at the over-all Lake Tahoe market trends and data for a bigger data group. 
 
The median average days on market was 253 DOM.
 
Cash Sale Transactions: 
The number of cash sale transactions for the Meeks Bay area was 25%, which is below the regional Truckee Regional average of 31.5% for 2015.  In Meeks Bay for 2015 out of every 4 home sold was a cash buyer.

Distress Sales:  Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained stable with 0% of all homes sold in 2015 being distressed.  

Active Homes for Sale: 
There are only five (5) Active – available homes for sale in the Meeks Bay area as of 04/17/2016.  .They ranged in price from $1,250,000 to $10.5 million, with an average median asking sales price of $2,550,000.
 
The current inventory levels for the Meeks Bay area are extremely limited. Of the five (5) homes offered for sale, there are none (Zero - 0) short sales, and no (Zero - 0) REO (Bank Foreclosure) listings, or 0% of the current listings are distressed, which is reflective of normal market conditions.
 
Pending Home Sales:  There is one (1) pending home sale in the Meeks Bay area and it is listed at $1,999,000 and it is a lakefront property.  There are zero (0) short sales, and no (Zero -0) REO/Bank Foreclosures.
