Homewood Homes Sold Market Report – 01/01/2017 - 12/31/2017:

  • Sold Sales: The Homewood, California area had forty-four (44) single family homes sold from January 1 through December 31, 2017 period.  
    • The transaction volume was up 12.8% over 2016 levels.  
  • Average Median Sales Price:  The Homewood single family home sales price was down with an average median homes sales price of $628,000 and an average sale price of $861,069.
    • The slight decrease may be attributed to only one (1) lakefront sale versus three (3) lakefront sales the year before.  
  • Percent List to Sold Ratio:  The List to Sold Sales Price Ratio was 97% for 2017.  
  • Days on Market (DOM):  The median average days on market has dropped almost in half from 134 DOM in 2016 to 78 DOM in 2017, a drop of 42%.
  • Cash Sale Transactions: The number of cash sale transactions for the Homewood area has increased and is at 39%.
    • In real numbers this means approximately 4 out of every 10 home sold in the Homewood CA area was a cash transaction.
    • At 39%, the Homewood cash sales transaction level is well above the North Lake Tahoe - Truckee Region cash sales rate of 28.5% for 2017.
  • Distress Sales:  Distress sellers (bank foreclosures- real estate owned (REO’s), short sales, and court approval sales) remains unchanged from the previous year and is currently at 0%.
    • As a point of reference a normal market typically has 1-5% of all sales in the distressed category.
  • Active Homes for Sale: Homes for Sale in Homewood, CA were seven (7) Active– available homes as of 01/15/2018. They ranged in price from $589,000 to $3.2 million, with an average median asking sales price of $775,000.
    • Of the seven (7) homes offered for none (Zero - 0) are short sales, none (Zero - 0) REO (Bank Foreclosure) listings, and none (0) Court Approval sales).  There are no listed distressed sales.
