Alpine Meadows, CA Real Estate Market Report

 Alpine Meadows Homes for Sale Market Report – 01-01-2017 to 12-31-2017: 
  • Sold Sales: Alpine Meadows: had nineteen (19) single family homes sold in 2017.
    • The number of transactions is a slight decrease from 2016 levels.
  • Average Median Home Sales Price: Alpine Meadows single family home sales price are down slightly.  The average median homes sales was $699,000 and an average sales price of $771,289. 
  • Percent List to Sale Ratio:  The List to Sold Sales Price Ratio was 96.4% for 2017.
  • Days on Market (DOM):  The median average days on the Multiple Listing Service (MLS) market has been 143 DOM in 2017, which is down from 2016.
  • Cash Sale Transactions: Cash sales are above the regional average at 37% for 2017, which is about 4 out of every 10 homes sold was a cash sale.  
    • Cash sales for Alpine Meadows was well above the regional Lake Tahoe-Truckee Regional average of 28% for 2017.
  • Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained unchanged with 0% of all homes sold in 2017 being distressed.
    • As a point of reference, a normal real estate market can have any where from 1%-5% of the market as distressed sales, which puts the Alpine Meadows single family homes sales in a normal market. 
  • Active Homes for Sale: There are only seven (7) Active – available homes for sale in the Alpine Meadows community as of 01/05/2018. They ranged in price from $768,000 to $2,050,000, with an average median asking listed sales price of $925,000. 
    • The current inventory levels for the Alpine Meadows area is very limited. 
    • Of the seven (7) homes offered for sale, there are no distressed sales - Zero (0) short sales/notice of default listings, and no (Zero - 0) REO (Bank Foreclosure) listings, or 0% of the current listings are distressed, which is reflective of normal market conditions. 
  • Pending Home Sales: There are three (3) pending home sales in the Alpine Meadows area and they are listed from $1,100,000 to $1,250,000. 
    • There are zero (0) short sales, and zero (0) REO/Bank Foreclosures. 
Note: I urge using extreme caution when reviewing sale numbers that are very small in number. Small data groups will skew percentages both up and down when comparing to the prior year. Alpine Meadows Condos|Townhomes Market Report – 01-01-2017 to 12-31-2017:

  • Sold Sales: Alpine Meadows: had two (2) condo|townhomes sold in 2017, which is a big volume decrease from 2016 transaction levels, but is much closer to 4-7 annual condo sales the area typically experiences.
  • Average Median Condo|Townhome Sales Price: Alpine Meadows condo|townhome sales price are up. The average median condo|townhome sales price was $436,000 and an average sales price of $436,000. 
  • Days on Market (DOM): The median average days on the Multiple Listing Service (MLS) market was 58 DOM in 2017, which is down 58% from 141 DOM in 2016.
  • Cash Sale Transactions: Cash sales are above the regional average at 50% for 2017, or 1 out of every 2 Condos|Towmhomes sold were cash sales. 
    • Cash sales for Alpine Meadows were slightly above the regional Lake Tahoe-Truckee Regional average of 42% for 2017.
  • Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained unchanged with 0% of all homes sold in 2017 being distressed.
