Chamberlands Homes for Sale Sold Market Report – 01/01 - 07/31/2016:

Sold Sales: Chamberlands (Chambers Landing Area) had six (6) single family homes sold in 2016 (01/01/2016 - 07/31/2016.

Chamberlands single family home sales price had an average median homes sales price of $622,000 and an average sales price of $647,166. 

I urge using extreme caution when reviewing sale numbers that are very small in number. Small data groups will skew market trends both up and down when comparing to the prior year. Look at the over-all Lake Tahoe-Truckee market trends and data for a bigger data group, or at the multiple year market trend.
 
The median average days on the Multiple Listing Service (MLS) market was 246 DOM. (1 sale had 1,316 Days on Market skewing DOM up, with 3 of the 6 homes sold in less than 30 day on MLS). 

Cash Sale Transactions:
The number of cash sale transactions for the Chamberlands (Chambers Landing Area) area was 30%, which is above the Tahoe- Truckee Regional average of 27.8% for 2016. In Chamberlands for 2016 almost 1 out of every 3 homes sold was a cash buyer.

Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained stable with 0% of all homes sold in 2015 being distressed.

Active Homes for Sale:
There are seven (7) Active Homes for sale in the Chamberlands (also often referred to as the "Chambers Landing Area") as of 08/14/2016. They ranged in price from $599,000 to $1.975 million, with an average median asking listed sales price of $850,000 and an average listed sales price at $980,285.
