Chamberlands Homes for Sale Sold Market Report – 01/01 - 12/31/2017:

  • Sold Sales: Chamberlands (Chambers Landing Area) has had eleven (11) single family homes sold between 01/01/2016 through 12/31/2017. 
    • The Transaction volume decreased 15% over 2016 levels. 
  • Average Median Sales Price:  The Chamberlands single family home sales price decreased, and the average median homes sales price was $616,000 and an average sales price of $622,636.
  • Percent List to Sale Ratio:  The List to Sales Price Ratio for Chamberlands was 97% in 2017. 
  • Days on Market (DOM):  The median average days on the Multiple Listing Service (MLS) market was down significantly at 61 DOM, or down 66% from the 175 DOM in 2016 
  • Cash Sale Transactions: The number of cash sale transactions for the Chamberlands (Chambers Landing Area) area has dropped to 18%, which is well below the Tahoe- Truckee Regional average of 28.5% for 2017.
    • In real numbers almost 1 out of every 5 homes sold was a cash transaction.
  • Distress Sales: Distress sellers bank foreclosures- Real Estate Owned (REO’s), short sales, and court approval sales remained stable with 0% of all homes sold in 2017 being distressed. 
    • As a point of reference in a normal market, the distressed sales range is typically 1-5% of transactions will fall into the distressed sales category of REO's Bank Foreclosures, Short Sales, or Court Approvals. 
  • Active Homes for Sale: There is one (1) Active Homes for sale in the Chamberlands (also often referred to as the "Chambers Landing Area") as of 01/15/2018. 
    • The home was listed for sale at $1,875 million. 
    • The current inventory levels for the Chamberlands (Chambers Landing Area) area is extremely limited. 
    • The property listed for sale is not a distressed listing.  No (Zero - 0) short sales, (Zero - 0) REO (Bank Foreclosure) listings, or court approval sales.  Zero (0%) of the current listings are distressed, which is reflective of normal market conditions.
